A lake-home search needs a different checklist.
Two properties can both be marketed as lake homes and offer different rights, access, shoreline conditions, dock possibilities, restrictions, and maintenance responsibilities. I want those differences understood before a buyer falls in love with the view.
TVA’s Section 26a process applies to many shoreline structures and activities, including docks, shoreline stabilization, vegetation work, modifications, and changes of ownership for approved facilities. Zone 7 is a shoreline-access allocation where applications may be considered, subject to site-specific review and the applicable rules. A Zone 7 label is not a promise that a particular dock or improvement will be approved. See TVA’s land-management planning zones.
TVA’s Tims Ford Reservoir Land Management Plan remains the controlling plan while the proposed revision is on temporary hold. The plan covers Franklin and Moore counties. Use the revision page and interactive maps for current project status.
Lake buyers are buying the way the property interacts with the water. Before launch, I identify the questions a serious buyer is likely to ask and assemble the best available answers. When possible, we solve a hurdle before it becomes a reason for hesitation.

TVA guidance is one part of the file. Recorded restrictions, association documents, septic information, county land-use rules, and parcel records also matter.
