
What does the sale need to do for you?
Before I talk about price, I want to know what the sale needs to do for you.
- Do you need the highest realistic net?
- Do you need the house sold quickly?
- Are you buying another home and coordinating two transactions?
- Will the property compete on condition, location, acreage, lake access, lifestyle, or price?
- Is there a problem buyers are likely to notice?
Those answers change the plan.
Pricing. I look at the homes that sold, the homes buyers rejected, active competition, condition, concessions, days on market, and what buyers are doing at your price point.
Preparation. We decide what is worth doing before launch: staging, repairs, cleanup, photography preparation, documentation, or solving a known objection.
Launch and feedback. Price, photos, presentation, description, and property details need to make sense immediately. Once the home is live, showings, saves, inquiries, offers, competing inventory, and silence give us information. We use it.
Negotiation. The strongest offer is the one that gets you where you need to go after price, concessions, repairs, financing strength, appraisal risk, timing, and contingencies are accounted for.

That result belongs to that transaction. The useful part is the preparation: know what buyers will ask, document what is known, explain what remains open, and choose a pricing strategy that supports the seller’s goal.
