Buying or selling a home on Tims Ford Lake.

A lake-home search needs a different checklist.

Two properties can both be marketed as lake homes and offer different rights, access, shoreline conditions, dock possibilities, restrictions, and maintenance responsibilities. I want those differences understood before a buyer falls in love with the view.

What I check with lake buyers

  • Is the property waterfront, lake access, lake view, or simply near the lake?
  • What shoreline or TVA designation applies?
  • Is there an existing dock, and what permits exist?
  • If there is no dock, what must be verified before assuming one is possible?
  • What is known about septic, restrictions, association documents, and short-term-rental rules?
  • What maintenance or access issues come with the specific lot?

TVA shoreline permits and Zone 7

TVA’s Section 26a process applies to many shoreline structures and activities, including docks, shoreline stabilization, vegetation work, modifications, and changes of ownership for approved facilities. Start with TVA Shoreline and Dock Permits, the Section 26a regulations, and the current permit FAQ.

Zone 7 is a shoreline-access allocation where applications may be considered, subject to site-specific review and the applicable rules. A Zone 7 label is not a promise that a particular dock or improvement will be approved. See TVA’s land-management planning zones.

The current Tims Ford plan

TVA’s Tims Ford Reservoir Land Management Plan remains the controlling plan while the proposed revision is on temporary hold. The plan covers Franklin and Moore counties. Use the revision page and interactive maps for current project status.

Selling a lake home

Lake buyers are buying the way the property interacts with the water. Before launch, I identify the questions a serious buyer is likely to ask and assemble the best available answers. When possible, we solve a hurdle before it becomes a reason for hesitation.

For one recent Tims Ford-area listing, the sellers’ priority was to sell. We staged the property, worked through major lake-related questions before launch, listed at $750,000, and the home went under contract in less than 24 hours. That result belongs to that transaction; the useful lesson is to reduce avoidable ambiguity.

Property-specific records still control

TVA guidance is one part of the file. Recorded restrictions, association documents, septic information, county land-use rules, and parcel records also matter. Use Franklin County Planning & Zoning and the Franklin County Property Assessor where applicable. The Winchester and Franklin County guide and Lynchburg and Moore County guide provide the local record context.

Lake rules, permits, restrictions, and property rights are specific to the parcel and can change. Verify current information with the authority or recorded source before relying on a general guide.

Real transaction example:Read how pricing, presentation, and lake-related documentation shaped a $750,000 Tims Ford-area listing that went under contract in less than 24 hours. The result is transaction-specific and is not a guarantee.
