The July numbers in Tullahoma describe a market that rewards preparation. Sellers need to be ready before they hit it.
In 37388, July 2026 closed with 44 sales, a median sale price of $295,725, an average of 33 days on market and 4.7 months of supply. Thirty-three days on market gives a buyer breathing room. People still need to pack and make a plan. Buyers have time to think through a purchase without making every decision in 24 hours.
The first few weeks need to focus on selling the house. If the house goes live cluttered, dirty, photographed badly, or with obvious questions about the roof, HVAC or water heater, the listing starts with a problem. I want the major systems documented and the house ready to be seen. The MLS presentation matters enormously. The photos need to be clean and beautiful. The language needs to tell somebody why they should care about this particular house.
AI can help with that work. I use it. The use of AI does not determine whether I choose an agent. I want a helpful tool with the agent guiding the conversation. If the listing description sounds generic or AI-generated, rewrite it. The house needs to sound like the house.
Sellers need a starting price supported by market data
The biggest issue I’m seeing is expectations. A seller starts at the number they hope to get. Buyers pass. The price comes down later.
Sometimes the strongest starting price sits at the level the comparable sales can justify. The goal is a price and presentation that make somebody willing to buy the house.
Condition belongs in that conversation. Tullahoma has a dated-house problem. Your home may need updates you have stopped seeing. Carpet wears out. Baseboards need paint. Tuscan backsplashes aren’t current anymore. The old lattice-style fluorescent kitchen lights look like they belong over a tanning bed.
A focused preparation plan can be enough for many homes. Get real about the home’s aesthetic condition. Buyers need a reason to walk through the door. Then they can fall in love with what is inside it.
Buyers negotiate price and condition
Right now, I think of many transactions as two negotiations. One discussion covers the price at which the buyer is willing to buy the house. The next discussion covers the condition the buyer is willing to accept.
Seller concessions can be significant because buyers may need help with closing costs or a rate buydown. I’ve been involved in situations where getting someone to the closing table with their financing has required concessions approaching $20,000. That figure is transaction-specific. I never promise it as an outcome for a particular buyer. Financing costs sit inside the conversation right now.
The systems deserve attention too: HVAC, water heater, roof and whatever the inspection uncovers. Buyers have enough leverage to ask questions about those items. Sellers need a strategy before the inspection arrives.
